Strategic Pre-Planning and Risk Mitigation Lead to Success for Complex Redevelopment Project
Redeveloping a pre-existing 66-acre farmstead into a new residential development in Sellersville, PA, presented many unique challenges, including a substantial amount of rock underground, an onsite creek, complex utility work, and more. Through comprehensive pre-planning work and our uncommonly refreshing approach to collaboration, our team kept the McClennen Tract project moving forward efficiently for Select Properties. The teamwork and initiative, as well as the Insight. On Site. provided by our crews, delivered excellent results that contributed to the solid foundation for 95 townhouses and 102 single-family homes.
Brubacher’s commitment to safety, risk management, and risk mitigation from the start of the project and through every phase of work proved crucial for success. Before breaking ground in 2023, our team conducted a comprehensive site inspection and engaged in pre-planning efforts to identify potential risks. The discovery of a substantial layer of solid rock beneath the surface prompted early risk mitigation efforts. As a trusted excavation company, we executed proactive measures and effective risk management services that were key to a seamless workflow of all construction sitework: demolition and land clearing across 36 acres, earthwork, 11,000 tons of asphalt paving, and installation of 40,500 LF of sanitary sewer, water, and storm pipes.
Ongoing collaboration with other stakeholders and local conservation officials also played a pivotal role in overcoming site complexities, such as crossing the flowing creek to tie the sanitary sewer into the existing system. Our team members leaned into their decades of experience, project management expertise, and Brubacher’s fully equipped fleet and construction technology to help maximize safety and deliver exceptional results on budget and on time.
